Loans - Primary Mortgage Loans (PML)
Low interest rate loans are available to buy or build a home that will be your principle residence. There are no maximum income limits on WDVA home loans, but there is a maximum loan dollar amount. The WDVA's fixed rate interest is generally lower that other 30-year mortgage loans.

A down payment of 5% is required. The loan may be used to refinance an existing mortgage. Apply for a certificate of eligibility at our office. WDVA mortgage loans are handled by participating financial institutions, banks, credit unions or savings and loan firms.
- A note on the Certificate of Eligibility: the state certificate is commonly called the "Gold Certificate" after the color of the paper on which it is printed. It is often confused with the "Green Gertificate" of the federal veterans mortgage loan program.
If a deceased veteran was eligible for the Primary Mortgage Loan (PML), their un-remaried spouses and dependent children are also eligible for both that loan and the Home Improvement Loan.
An applicant can have both a PML and a Home Improvement Loan as long as sufficient equity is evident.
